There is little doubt about the value that an MLS provides to brokers though the IDX and VOW services it offers. IDX is a good thing.

Zillow May Have Finally Justified Listing Syndication

By |2018-07-02T09:46:09-07:00July 2nd, 2018|Main category|0 Comments

Real Estate is a fickle industry, cycling back and forth from favoring buyers to favoring sellers. It does not take an economist to develop a strategy for when to advertise for buyers and when not to. Certainly, real estate is in a condition of buyer saturation today. Brokers and agents who are advertising for buyers are mismanaging their advertising spend.

Loveland, CO — April 8, 2015 — Colorado Real Estate Commission Position 21 (CP-21) was officially revised this week to include Listing Syndication within office policy manuals. CP-21 is a long standing position statement that covers a variety of topics suggested for real estate office policy manuals such as handling earnest money, contract review and, as of April 7th, listing syndication. By |2018-05-03T21:24:03-07:00July 22nd, 2014|Broker Technology Research, MLS Insights, Our Services, Strategic Planning|0 Comments

Listing syndication to online portals is in the throws of a revolution in real estate today. Listing syndication has followed a philosophical pattern first envisioned by the German philosopher G.W.F. Hagel in his triadic process - thesis, antithesis, and then synthesis. This paper will walk though the first two phases of the process, discussing the evolution of the original thesis of listing syndication followed by the new roots of today's chaotic antithesis. The industry is developing a plethora of new models to transmit listings for online advertising at a pace that is eroding the effectiveness of the process in a [...]

By |2018-05-03T21:24:11-07:00May 28th, 2014|Main category, MLS Insights|0 Comments

Since listing data feeds came into existence, they have been the providence of MLS vendors like FBS and their peers. There are also controls that go down to the listing detail level that enables listings to be opted out of things like IDX (with written seller approval in most markets). In a blog post today, FBS CEO Michael Wurzer discusses this functionality that is delivered through a standard feature in FlexMLS called Listing Export. Arizona Regional MLS serving the greater Phoenix, AZ area is among the first FBS clients to use this functionality for a wide range of syndication to [...]

Online listing syndication presents complex strategic challenges to real estate brokerage in America today. The structure of economic trade between real estate brokers and publishers has many variables that are often misunderstood and often hard to measure. At the heart of the conversation is an unresolved understanding of the exchange rate in listing syndication. Even people with business analyst certification may be baffled. Do brokers subsidize the success of publishers by providing listings? Do publishers subsidize brokerages by providing willing homebuyers? Some of the policies by publishers to create revenue have been deemed to be very damaging by some real [...]

Over the past three years, I have spent time with listing publishers, real estate brokers, MLS executives, and real estate agents collecting information on the strengths and weaknesses of listing syndication. At the core of these conversations was the topic of data quality, terms of use, the value of the listing, the effectiveness of online marketing, and overlapping syndication disorder. Without dissecting each issue, suffice it to suggest that listing syndication is not meeting the needs of todays stakeholders. The systems in place today need to evolve to meet everyone’s needs. This article will suggest that IDX data was not built for [...]

WAV Group has published numerous papers on the topic over-viewing the key issues of Terms of Use, Accuracy of Online Listings, Indexing, and so forth. Since its inception 4 or 5 years ago, Listing Syndication has been fraught with business problems typical of any circumstance where many people are sending information [...]

Syndication solves a real issue by removing the challenges to getting [...]
